York and North Yorkshire Brownfield Housing Fund

First announced in January 2023, our current £16.7m Brownfield Housing Fund programme is set to deliver over 1,100 new homes on 17 sites across York and North Yorkshire.

York and North Yorkshire Combined Authority is now welcoming applications for a third round of Brownfield Housing Fund grants, to help us deliver more affordable homes on brownfield land across our region. This round of funding is open to housing associations and local authorities solely to support affordable housing delivery.  Please note that completed applications must be returned to YNYCA with all supporting documentation no later than noon (12:00hrs) on August 29th 2025.

Our key priorities are to – 

·       Unlock brownfield land

·       Help address acute housing affordability pressures by increasing the supply of affordable homes

·       Increase and accelerate the supply of new social rented homes

·       Increase the supply of specialist and supported housing

·       Provide young people with the option to buy an affordable home

·       Deliver of high-quality homes and great place making

·       Deliver of sustainable, low carbon homes

·       Contribute to YNYCA’s economic growth priorities

    • 392 homes on former gas works at Heworth, York
    • 10 homes, Sturdee Grove, York
    • 18 homes, Main Street, Ingleby Arncliffe
    • 3 homes at Raskelf near Easingwold
    • 144 homes, former Arc Factory, off Catterick Road, Colburn, Catterick Garrison
    • 6 homes in Cavendish House, Harrogate
    • 5 homes at Hawthorn Terrace South, York
    • 225 homes across five City of York Council sites in York
    • 20 homes at Lowfield Green, York
    • 19 homes, Main Street, Linton-On-Ouse
    • 88 homes, Blind Lane, Aiskew
    • 16 homes Neville House, Gargrave
    • 204 homes at Cocoa Gardens, York

      Funding for the first round of projects was agreed, subject to further due diligence, at a meeting of the York and North Yorkshire Joint Devolution Committee in December 2023.  A further six sites were approved by the Combined Authority at the July and September meetings 2024.
